This position offers a strong base salary of $90,000 to $130,000 Annually and operates under a flexible Hybrid model, based near Washington, DC.

Core Responsibilities: Cost Management and Value Engineering
The Manager is responsible for providing both conceptual and detailed cost estimations, and offering real-time feedback on design efficiencies:
- Cost Modeling: Develop and update pricing models used for establishing costs in the underwriting of new projects.
- Estimation: Provide both conceptual estimates of cost and detailed line item budgeting for projects in varying stages of design and development.
- Bidding & Procurement: Prepare and distribute bid packages, review, spread, and compare bid proposals, and conduct interviews with potential subcontractors and vendors.
- Collaboration & Review: Collaborate extensively with project teams, architects, engineers, and other consultants in the preparation and redlines of contract documents and plans.
- Value Engineering (VE): Actively participate in the design phase to reduce construction costs through design efficiencies and leading value engineering initiatives.
- Market Research: Continuously research and provide periodic updates on local market costs and pricing trends, maintaining a historical cost record of past projects.
- Constructability: Participate in constructability reviews and develop RFPs for design-build subcontractors.
Required Qualifications and Expertise

Required Qualifications (Mandatory)
- Experience: A minimum of five years’ experience in estimating of high-density residential and mixed-use projects is required (a Bachelor’s degree in Construction Management or related field, plus two years of experience, is also accepted).
- Core Skills: Expert ability to develop and maintain detailed project plans and schedules.
- Communication: Excellent communication and interpersonal skills, with strong negotiation abilities.
- Technical: Expertise with Jira, MS Project or similar PM tools, and familiarity with Agile methodologies (preferred).
Preferred Qualifications
- Bachelor’s degree in Construction Management, Cost Estimating, or related design/business study.
- Experience with VR development is a plus.
